Client Requirement
The
Waratah Mills residential project in Dulwich Hill, NSW
was awarded the UDIA (Urban Development Institute of
Australia) Award for urban renewal in 2003. The project
consists of eighty-four luxury apartments created in a
heritage listed grain silo and flourmill building.
Property
developer, CPG Australia, was presented with the award
for services providing heritage assessment, advice,
recording, interpretation and design of public art. The
original Waratah Mills buildings date back to 1923 and
the seamless blending of the old and the new is a credit
to the developer’s ability to creatively meet the
needs of an inner-city development, without negatively
impacting the area’s history.
Dynalite
became involved in the Waratah Mills development through
local AV Integrator, Intelligent Control Systems, who
supplied and commissioned the systems. The two
penthouses feature a Dynalite home automation system
giving control of lighting, home theatre equipment,
blinds and the window-washing system.

The
Dynalite Solution
The job comprised
DDMC801 multi-purpose controllers, which are designed to
control a combination of user-defined dimmed and
switched loads, as well as DDRC810DT relay controllers,
which incorporate voltage free change over SPDT output
relays, making the device perfect for controlling
bi-directional motors. Energy conservation was a
consideration in this project and achieved by automatic
closure of blinds during the day to minimise burden on
the air conditioning, as well as limiting the
illuminance of halogen downlights to 90%, which also
increases the lamp life.
Custom
settings on user control panels provide complex
integration and control over a number of services. For
instance the "Movie" button lowers blinds,
dims lights in the lounge to 20%, and drops the
concealed screen and projector from the ceiling.
Lights in the lounge continue down to 0% and those in
adjoining areas dim down to 20%, to provide an easy
access path to the bathroom and kitchen if required
during screening. Other scenes such as ‘Welcome’
and ‘Goodbye’ trigger desired settings.
Inaccessible
windows are automatically cleaned periodically via
time-controlled directional water jets.
